Ras Al Khaimah vs Dubai: where should you buy waterfront property in 2026?

It's the question I hear most from buyers in 2026. Dubai is the proven market. Ras Al Khaimah is the one everyone is suddenly talking about. The honest answer is that they suit different people.
The short answer
Buy in Dubai if you want the deepest market, the widest choice and the easiest resale. Look at Ras Al Khaimah if you want waterfront living at an earlier stage of a market's growth, and you're comfortable with the risks that come with that.
Side by side

| Recent price movement | Al Marjan Island apartments up 23.1% year on year, H1 2026 (CBRE) | Residential values up 8.9% year on year, Q1 2026 (ValuStrat) |
| Resale market | Smaller pool of buyers | Large pool of local and international buyers |
| Lifestyle | Beaches, mountains, quieter pace, about an hour from Dubai | City energy, the biggest choice of schools, dining and work |

Who should buy in Dubai
- You want to live in the city and be close to work, schools and the airport.
- Liquidity matters to you: you may need to sell quickly.
- You prefer an established area with a long price history you can study.
Who should look at Ras Al Khaimah
- You want a beachfront home or holiday base, and a quieter pace of life.
- You believe in the long-term tourism story around Wynn and Al Marjan Island, and you can hold for several years.
- You want a lower transaction cost: on a AED 3 million apartment, the 2% registration fee in Ras Al Khaimah is AED 60,000, compared with AED 120,000 at 4% in Dubai.
- You might also want to run a business here. RAKEZ is one of the most cost-effective places in the UAE to license a company.
The risks to weigh in Ras Al Khaimah
A smaller market can move faster in both directions. More than 34,000 homes are due for handover across the emirate by 2030, and CBRE noted that sales slowed from late February 2026 even though annual growth stayed positive. Choose developers with a strong delivery record, check service charges, and be realistic about rental income once new buildings complete.
Costs to budget for, wherever you buy
- Registration fee: 2% in Ras Al Khaimah, 4% in Dubai.
- Agency fee, usually around 2% on resale property. Off-plan purchases from a developer often carry no buyer agency fee.
- Mortgage fees, if you're borrowing.
- Annual service charges, which vary widely between buildings.
- Furnishing and holiday-home licensing, if you plan short-term rentals.
Five questions to ask before you choose
- Will I live in it, holiday in it or rent it out?
- How long can I hold it without needing to sell?
- What has this developer delivered before, and on time?
- What are the service charges, in writing?
- Who is likely to buy it from me, and why?
